Out of courtesy to your neighbors, please do not park in front of mailboxes. The post office will not deliver mail if mailboxes are not easily accessible. In some parts of the community parking is very limited. Please park in a way that leaves space for as many cars as possible and do not take up two spaces.
Per Borough Ordinance, your animals are not permitted to defecate or urinate on anyone’s property other than your own. This includes the grass between the sidewalk and the street so it is best to walk your dog in the street. Pets are not permitted in the playground.
Cats cannot be left to roam the neighborhood. The CCHOA has contracted with an animal control expert who will humanely capture any stray cats wandering the neighborhood. Captured cats will be turned over to a shelter. Should your cats be captured, you can retrieve them there. You will be responsible for any shelter fees, as well as the cost of trapping the cats (trapping fee is approximately $100.00 per cat).
In the past groundhogs and skunks that were causing problems in the neighborhood have been trapped and removed. To control costs the CCHOA Board has decided that beginning this fiscal year (July 1, 2017) the HOA will only trap groundhogs and skunks within the common areas.
The detention ponds are dangerous and are not for recreation. Anyone playing, sledding, riding bicycles, riding dirt bikes, riding motorized vehicles, etc. in the detention ponds will be charged with defiant trespass.
All Fences and sheds must be approved prior to installation. Fence/shed requests must be submitted to the board for approval prior to installation. Fence and shed approval request forms may be downloaded from the website on the “Documentation” page. The Board will review your request at the next scheduled Board meeting and you will be notified of the Board’s decision. Once the Board has approved your request, you may proceed with installation. The CCHOA Playground is only for use of CCHOA residents and their guests. The playground is closed from dusk to dawn. The playground pavilion may be reserved for private events by homeowners. The form is available here. Additional rules for the playground are posted on signs on the property.
The Borough manages collection of trash and recyclables. Collection is every Wednesday morning. Please do not put items out before Tuesday night and keep your containers out of sight from the street.
The Borough also requires that snow and ice be removed from sidewalks within 24 hours of the snowfall ceasing or ice forming.
